The “properly built” qualifier matters more than the surface choice. Both materials are riding on the base underneath them; if the base is thin, badly compacted, or in poor-draining soil, neither will reach those numbers. The cheap install that skimps on prep is what fails early.

If you’re in the Snow Belt or hard freeze-thaw country, asphalt has a real edge. It flexes with the ground, doesn’t care about de-icing salt, and a quick crack-fill in the spring is enough most years. Concrete works fine up there too, but the calcium- and magnesium-chloride ice melts that crews now use can pit unsealed concrete within a few winters. Sealing every five years or so is the answer; it’s just a real maintenance item you can’t skip.

In hot, sunny climates, the script flips. Black asphalt absorbs heat and softens — surface temperatures over 140°F are routine on a Phoenix or Texas afternoon — and that’s where tire scuffs, indentations under parked cars, and faster oxidation come from. Concrete stays dimensionally stable in heat and runs noticeably cooler to walk on.

Asphalt is one color: black, fading to gray. Concrete gives you finish choices — broom, exposed aggregate, stamped, integral color — that some buyers care about and others don’t notice. In neighborhoods where every drive is asphalt, a concrete drive can look fancy or out of place depending on the street.
